I'm not just looking at the rent which I believe I can get at least an extra $500/month from but the ARV when I refi. But that being said you still may be right. I will look into it more.

I'm looking at a duplex property in North Philly and the ground floor footprint is significantly larger than the top floor, so I'm hoping to move the second floor apt kitchen and bathroom adding space for another bedroom. I'm wondering how difficult the permit processing is. Sorry if this is a super novice question, I'm a super novice.

Sadly my Amazing GC and friend in Phillly was murdered on July 5th in front of his newly renovated property on North 16th st. I have a few others if you need but I would trust Andresa, she's been killing it in Philly for far longer than I have and bonus she gives great book recommendations.

@Larry T. Are all your units/ REI in the Rochester NY area?

I've recently been investing in Multifamily properties in Philly and have found it a bit difficult to find good reliable contractors who are relatively fast and highly skilled that can handle the scope of work I need done. I'm wondering if anyone on here has any suggestions outside of my trial and era technique. Any good contractors who want steady work in the Philadelphia area please reach out.

I'm trying to calculate the numbers for a BRRR multifamily but I can't quite figure out how to build in the construction loan. Does anyone have any tips or hacks for this? My investment strategy has 80% construction loan built into it but I would like to have that be reflected in my calculations for potential investors. Thank you guys in advance... I'll be sure to share anything I'm working on as it progresses.
