would it be safe to say that like a normal auction there would be a Reserve that has to be met like Wayne mentioned?

in the future, if I sense one of the DFD letters that I keep getting back might be a probate candidate, what steps should I take? who and how do I want to contact to work out a deal before it goes to probate auction?

You guys are amazing and I absolutely love BP!

There has been something I want to request from you guys please going forward. Can you focus more on people who are starting out. I don't know the numbers/percentage but I would have to say majority of people here have never done a RE deal. I'm not talking about buying off of the MLS. I'm talking about Direct mail, negotiating, auctions, that very first deal!

Quite frankly, I think its getting old when you have people on your podcasts over and over again who are doing great and when the majority of your listeners have never done a deal.

I apologize, I am frustrated. I have been doing DFD for a few months now in LA and I can tell you its not easy. I don't expect it to be easy but a lot of times your guests sound too good to be true. I know its harsh for me to say that but than you see them starting academies and coaching and this and that. Are they really doing that great? more importantly that they have time for students and educating if they are so busy with deals?

More of that please. Not sure about other markets but its hard closing deals with people over the phone who you have never met and never seen their house before.

I started my DFD campaign a few months back and I kept getting a letter that kept coming back to me Undeliverable. Just saw online the house is going to Probate Auction Kennedy Wilson.

I want to purchase this house for a flip since I know the neighborhood. I just have never purchased anything at an auction before. Everything off of MLS before.

Any words of wisdom would be appreciated. Just nervous I guess. Preferably comments by people who have actually done this please. I have contacted Kennedy Wilson and read the brochure but I am going at this solo and do not have anybody to discuss with.

I want to find deals for myself to rehab and flip, I guess I could do that if I focus on the lower end neighborhoods around la

Really don't want to wholesale

I've done two flips before and I really love doing it

Not big on IE either

I've done all cash before but now I would need help so I guess first thing is to set up hard money

Question is this. I am a LA resident and love LA but do not mind relocating if I have to for better long term results. If you were in my shoes and you were getting into real estate full time as I am would you:

-stay in LA and just focus on wholesaling since the market so expensive to rehab and flip? or would you consider partnering up to rehab and flip?


-focus on Inland Empire where I could basically do exactly what I want to do which is do light rehab and flip on the really good deals I get and wholesale the slimmer one's for a fee


-move to Phoenix and basically have the same strategy as for Inland Empire. I do have some good childhood friends in Phoenix and I am not crazy about the weather and location but I think for investing it does make sense

I generally like Phoenix more than IE since it is a major growing metropolitan city and I believe will have a lot of deals coming up there again soon with all the out of state investors jumping in there.

Not too crazy about land lording. Specially in this market and the run up we have had. No way would I be doing any kind of buy and holding right now. Only flips.

Would like to eventually move into buy and hold down the line and I believe Phoenix would be a good market for cash flow. Just not right now.
