Aloha Diego,  I would start in your own back yard.  Off Market distressed is the way to go!   You can get your experience this way and you won't have to go far.  I did a search on Distress Properties in Nampa Idaho, and there are 567+ distressed properties.  Here's a map (enclosed).    Please let me know if you have questions.  How do you find such listings? Is it a tool or website to find such distressed properties?

Is it possible to get a DSCR loan for a SFH that you rent for 1 year and then be able to sell it and take the profit to reinvest?

My main objective is to invest and quickly be able to profit $10K-$20K and then keep rolling money into more RE? Would flipping and rehab be the best option for me and particularly OOS instead of California?

I would like to start my REI and not sure how to move forward. I have access to $50-$75K to start. I own my own home for the past 15 years. Have 780+ credit. I am self employed though so not consistent income. I'd like to get into a duplex or something, but don't want to live at the property. I'd like to invest in my own area (So Cal), but if not feasible I'm willing to find something out of state. Also I am open to either start doing wholesaling too if that gets my feet wet and start bring in some cash. My goal is to get good cash flow and possibly flip short term to cash out. I
