I've recently viewed the listing in Tarrant County, Dallas County, and Harris County, however the properties available are not to my liking. Again, the quality properties are bid up far too high and the rest are not suitable. Georgia works best for the type of property I am looking for since I only go after residential property that meet my specific criteria.

Thanks Joe. You are correct, TX has a 25% return with a 6 month expiration period. However, the investor pool here has deep pockets (oil money) and work keep smaller investors out. Other than the big cities like Dallas and Houston, the smaller cities normally have one or two guys that buy up everything. Secondly, the property quality outside of the mentioned is not worth the investment. Georgia on the other hand has a 20% yield with a 1 year 1 day redemption. Currently, DeKalb county has over 200 properties listed for auction, while Denton County TX only has 7. So as you can see, the inventory is much larger in Georgia. As for Redeemable Deeds, you are correct. Do you currently invest in Georgia's tax lien market.

The best source for finding tax liens is the county tax commissioners office in the county of your interest. Every state and county has different rates of interest and rules. My suggestion, stay away from bid down states and focus on states that have fixed rates of interest with a year and one day or less redemption period.

My name is Karlton Hoskins, I am a Tax Lien investor, focusing my interest in the state of Georgia. I've been involved in tax lien investing for 5 years, but have studying the market for over 20 years. There is an advantage in building a team in this market, so I am looking to build a great team where everyone controls their own funds, avoiding the possibility of theft. I don't like anyone to control my money, so I don't want to control anyone else's.
