I own 6 SF . I am undecided if i should demolish one to build 4 flex. Here’s the break down.

Rental A current rent $1200 worth 200K

Current Mortgage 167K

This qualifies for zone R8 - Quadruplex

I would demolish this rental A to build

Rental B current rent $2500 worth 520K

No mortgage

I would cash out refi rental B for 367K to pay for mortgage rental A then used the rest 200K down on construction loan 600K for Quadruplex. Also i added in the land for down.

Quadruplex could rent 1300 x 4 = 5,200

2 bed 2.5 bath townhouse style.

The location is Charlotte NC -

Does it makes sense to do such deals?

Or I shouldn’t run into debt and sacrifice a good rental ? Thanks

Hi everyone, i took out 1st mortgage on one of my rental - 150k . Any ideas on the type of property or location in the US that could profit 1% or more? I will be happy if i net cash flow 1500 a month.

Also im considered to buy 3 rental in NC @ 30-40k , rent and hold at about $700. Please help.

I need help ! One of my tenant moved out, after 7 years . I wanted to know what is the next step. Do you know of any contractors in the area ? Im frustrated because i live in Boston and the rentals are in Charlotte NC . I owned 4 SF. How much are turnover fee normally runs? My PM send me many pics, looks trashed. Anyone knows what is the PM roles in situations like mine. Thanks

I agree with Christian ideas. I am thinking about driving 1.5 hours out of my area to buy a property that will gives me the most cash flow. Brian V, dude just make the offer . Who cares if seller insulted? It just business. Keep moving man , dont get stuck on 1 deal. Be great !

Houses in Boston is high - i am waiting for the next contraction? Silly. I am also extend by search toward fall river and Plymouth area , 3 family there is about 250k. I invest in numbers that will give he most return, instead of location.
