As mentioned already, you can't go wrong with publicly available data. That's right, I'm looking at you Census Bureau.

Very interesting! Money sure makes some people do funny things, wouldn't you say? I'm going to keep my eyes peeled for these types of non-arm's length transactions.

Imo, it's times like these that there's no replacement for MLS access. Generating a relatively decent list can be generated rather quickly via scoping expired histories and marking those with a habitual track record of relisting. Not to mention, cross-referencing said listings with current listings. Meh. In any case, happy hunting!

I see no reason why not. Prototype it, track your metrics, and analyze if its worth implementing moving forward.

I reckon results will be heavily dependent upon one's market but the possibility of lead gen from such does appear plausible from a high-level overview. If it works, more power to ya! If it doesn't, you'll have a better understanding of how to tweak it the next time you want to test it out again (i.e. in a different market, cycle, etc.)

Assuming the individuals are sparse throughout the nation then it would be fairly difficult. Not because it isn't possible but because your list is highly inconclusive as it stands. You would need, at a bare minimum, an additional adequate identifier in order to narrow down the intended targets. For example:

Let's say you have five parties named John Smith. Sure, they may all have different DOB's but that doesn't help much. What if there's another John Smith with the same DOB in the neighboring state? Oh! Plus a few more John Smiths with the same DOB in another state. Notice how you need more data in order to differentiate between which John Smith you actually want?

Of course, this is a pretty far-fetched scenario but it does happen from time to time. So, let's say every party is unique. If all these skips are known to be within a certain geographical area (aka your target markets) then that could serve as a sufficient clue in order to build the desired profiles. If that's the case, then you can relay that over to your usual skippers and they should be able to piece some things together. However, if no location or additional identifiable variable is provided then ambiguity will continue to persist on your end.

@Christopher Phillips I am aware that some sites aggregate from MLS data (mainly the heavy hitters and definitely sure as heck not the source itself) but certainly not hundreds. Not to mention, that's if the MLS you're with even has such a feature to begin with. Oh and let's not forget that you actually need access to the MLS for any of this to even apply at all.

My thoughts on this app expands beyond the conventional aggregated sites (if one's MLS offers it) and covers sites which I'm certain does not have native MLS linkage such as the previously mentioned Craigslist, Facebook, Twitter, Connected Investors, etc. Its development would be spurred by the community and what sites they want supported. Not some bureacratic organization only picking what works due to the bottom line. The power of open source.

@Frankie Woods I agree. For a long time, I strongly believe there was not a lot of incentive from the supply side to innovate. Why? Simply because demand failed horribly in understanding and appreciating what technology can offer and do. Only when buzz words like "big data", "AI", "fintech", etc. recently became a thing in the media did people finally start to wake up and smell the coffee.

@Brett Peters Sorry, the only thing I know about PA is that it's a judicial state. I'm certain a web search or, better yet, referring to the PA codes will unveil the answers you seek.
