what is a wholesaler? how do they operate? How many are in Louisville?

The short definition, Wholesalers find off-market properties and sell them to other investors. There are alot who operate in Louisville and all over the country. They provide much better deals than on market properties.

@Sarah Kassem I've tried out a couple different ones in Louisville. PMI Louisville is who I use now. They are good enough for the time being to get rent collected. I don't think there will ever be a property manager who will "wow" you though. Feel free to DM me and I can tell you a few to avoid.

Quote from @Austin Plough:

Hello Kevin!

Thank you for sharing these tips – this is great for the newbies!

For us getting going, there is so much information out there to comb through and absorb. I find it a bit overwhelming at times.

I would be curious to learn more about your transition from selling insurance to doing real estate full time. How can a person really know when the right time is to make the leap from the security of a steady job?

Secondly, I liked how you encouraged people to share their dreams and goals. I have often thought to speak my future into existence. How to do this? Well, this starts with me telling those people in my corner where it is I want to go or what it is I want to be doing (both near term and long term).

Thanks again for the pointers!

Austin

check out the unmatched leads section and shoot them all a message. Sometimes you can work out a deal with those tenants. Also, make sure you have professional photos and that you have the property priced correctly based on the market.

@Isaac Pyle Hey Isaac, I am a realtor and investor in Louisville. I have 7 MTR's in Louisville with 4 of them being in Old Louisville. My units work really well in Old Louisville and stay booked. You do have to make sure you are choosing a good street so the tenants feel safe when they arrive. Happy to help you find a property or just discuss MTR's further. Feel free to reach out. Thanks!

Found this article interesting. I'm curious if the pickleball craze will last long-term but its interesting how they are using the syndication model for this type of business venture.
