This also sounds like it might be more of a turnkey purchase. One thing I'd say to watch out for is what condition the units are truly in. I recently got burned buying a duplex leased up with month to month tenants. The seller was a multifamily flipper and the units seemed to be mostly fixed up. We took over and it's been 1 repair after another ($6k for a new well, $5k for a new AC, $400 for a new fridge, $900 eviction, the list goes on and on) so I'm far in the negative this year. Needless to say, I much prefer the BRRRR method where you buy cheap, renovate the important items to your standards, rent it up and move on. Long winded way to say, be prepared and pay close attention to what could end up costing big money. Other than that your numbers are good and keep looking at deals!!


Hi What would you have done different re: surprise repairs? ask for warranties, service agreements, sales receipts. Depreciated value? How did you initially miss those potential issues and would it even be possible to detect?

Hello, Im interested in knowing what would be rehab cost for a bath exactly to this standard including toilet (not shown), light above tub, vent fan, vanity light. what is recommended flooring? How would you enhance this bath a bit more based on this same size? 

I like the idea of pedestal sink to add feel of more space and prevent water damage. 

I would prefer a lights to not stick out that far to also prevent damage.
