Has anyone heard about the 50 year mortgages that banks are issuing?


Wonder what the community thinks on its effect on investors if it becomes main stream. Part of me thinks more renters will be able to afford a house due to the "low payment" but another part of me also thinks I can refinance over a much lower PI and get better cash flow.

Curious to see what everyone else thinks.

Hello,

I have a property under contract in the 1st ward of Houston.  There are a 4 houses that sold for very attractive $$$.  They are all in the $1200-$1600 sqft range.  The house I have under contract is 730 sqft but the lot is only 1950 sqft.  I plan to bring the property up to 1200 ish sqft to compare with the other properties size wise but I dont know how much to discount the lot value?  I used an arbitrary $150K discount but I am wondering if I am leaving money on the table (or being delusional). 

Should I use the tax value on the land and subtract the difference or are there different methods to value this so I can get equal sqft/sqft analysis to the other properties discounted for the lot?

Any words of wisdom on this would be greatly appreciated?

The other property lots are 5000 sqft so quite a bit of difference from the the lot I have. 

Would be happy to discuss more detailed $$$ in a PM settings.

Hello,

I found this multiplex on the HAR and wanted to see if anyone would be willing to partner on this deal?  I like this area in Houston and I think it will never struggle to keep people living there.  The property has been on the market for sometime and we can probably get it for a cheaper than asking.  I don't have the rent #'s on it but if there is enough serious interest in this property I can take the lead on it and ask my realtor to get the numbers for us.

Hello,

I have a 5 plex under contract and I'm getting a much better sale price if I offer cash. I have a hard money lender who can give me the money. I'm struggling to find a conventional lender who can give me the refinance money after 6 months. I have excellent credit score and the unit has solid cash flows. It's a BRRR deal but I can't get the middle R to work. Anybody with experience in this area would be greatly appreciated to talk to.

thank you, Doug.  I have been to a few of these now and the price you pay for networking is a massive sales pitch for training classes, etc..
