Thank you Brandon, I was also looking at properties within 1hr drive of Regina. I do agree with you that outside of town is a bit more affordable but I have not seen too many homes listed on the MLS when I was searching on Point2Homes. Maybe the options will be greater when I am actually there. I am also concerned about rentability, if I buy out of town, how easy/hard would it be to rent out the extra rooms and the type of tenants looking.

And for employment, I would have to be working in the province to qualify for that, no? Right now I live in the Yukon territory and usually work here full time during my summers at a tourism company in town. I am not sure how working outside of the province would effect my chances for a 5% mortgage in Saskatchewan. I believe I would need to change my job and get employment there first before I would be able to qualify (correct me if I'm wrong).

I am hoping to find a faster solution to get me into my first investment property.

I'm worried with a low credit score and annual self employed income on average less then 15k without a cosigner that I would not qualify for a conventional mortgage using 5% down. I am also looking to use my property as a rental property in the future as I am planning on transferring to university in Ontario to finish my accounting degree after college, I only have one year left to finish my 3 year program. 

Hi Ronald, yes I am planning on living there myself and was thinking of renting out the extra rooms/space using Kijiji to working individuals, young professionals or students as well. 

Hi there, I am a first time buyer/investor looking to buy in the Regina real estate market. I am currently a college student in an accounting program with moderately low income/credit score. I am looking for financing options to purchase my first property to house hack in with roommates but would like the flexibility of being able to move and rent it out. I am currently saving for a down-payment of 20-30% to help increase my chances on a property that cost no more then 70k. So far I have been able to save roughly 17% of that and will start working full time when this school semester finishes in April to aggressively add to it and reach my goal by the end of this summer, (hopefully sooner). If anyone is able to point me in the direction of help that would be awesome as well as give any insight on the neighborhoods in Regina, particularly Washington Park. I have heard mixed reviews as it is a low income area but I am planning on taking a trip and spending time there this summer before finalizing any decisions.
