Post: Finding Homes to Rehab and Flip or Waiting for Lightning to Strike

I am a new fix it and flip guy and find it difficult trying to locate homes to buy with enough value (ARV) and make money. Using the regular real estate posting websites have not been helpful. Even identifying the area to buy into has not been easy. A friend of mine suggested printing off several hundred flyers with my name and number and blanketing an area with the type of home I am interested in buying. Is that a worthy use of my time? Any problems with leaving it in peoples mailboxes? I am purposely getting my brokers license to get access to the MLS for this purpose. I appreciate any help.

I am trying raise venture capital for several deals in the multi-tenant housing market. They are strong deals that speak for themselves. These deals are part bank loan and part venture capital. I just need to find high net worth individuals. If you have any advice, I am grateful. Thanks

Trying to get into the fix and flip business as well as raising venture capital for a large cap investor into multi-tenant housing. I have been in the real estate world for 13 years ranging from commercial leasing, development and residential to property management and currently getting my broker's license. Beginnings are difficult but have the desire to succeed.
