Post: Long term renters using unit as Airbnb- good idea/bad idea?

I feel like I already know the answer to my own question, but does anyone allow their long-term renters to Airbnb their units while they’re out of town? I’ve had several potential tenants ask. They would do all the management and the Airbnb income would help them with rent. It theoretically wouldn’t be any extra work for me, but I feel like it might open up some extra liability issues and I’m not super excited not knowing who is staying in my units. If anyone has allowed this, I’d love to hear about your experience.

Tulsa investors: Does anyone have experience renting out 3 bedroom vs 2 bedroom SFH's in the TU area? I'm looking to potentially buy another property down that way and my agent is telling me it's much harder to rent out 2 bedrooms. Has this been anyone else's experience? My 3/1 in the TU area has done well and has been easy to rent. Don't want to get into a difficult long distance situation. Thanks!!

Hi all!  So I'm working on up'ing my landlording game and planning to start doing more formal annual inspections of my properties (had been able to generally inspect when there for repairs, etc).   I read @Brandon Turner's book on property management (thanks!) and wanted to see what else other landlord's check for at their annual inspection?  Besides leaks, CO and smoke detector function and generally making sure the property is in decent condition, what other items are on your checklists, specifically?  Also, I couldn't find many other threads that addressed this... if there is one, please let me know. I have also tried to find the Occupancy Safety Inspection checklists for the cities my where my properties are located (tulsa, oklahoma and denver, colorado) without success. :/
