I'm interested. During week is better for me but can do Saturday.
Doctors notes are very easy to come by. I don't think there's such a thing as zero mold anywhere. Why don't you simply ask them if they want/need out of the lease and come up with a workable solution. They were good tenants and now they're not ? Somethings changed.

Jacob Sampson is right. Expect to pay slightly more for better areas. Can get a very good house in decent neighborhood for $60Kish. Rent will be high 800's. These aren't everyday but they are there if you keep your eyes open. :)

@Dele Ola   Cut your losses.  Contractor won't change his/her colors.  Take to court if you have to after you request refund if due to you.  Fire them.   You can't apologize or feel bad as you got the short end of the stick.  I'm sure they don't.

Ditch them. If I was buyer I would walk or ask for $ off sale price.
Dump the property mgmt until you get more under your belt. More money in your pocket and valuable experience.

Consider building in a penalty of 5-10% off of payment of work not completed on agreed time. It works well. ;). By all means don't pay ahead of the work.
