Albert makes a great point about considering the alternative uses for the proceeds from the sale and your investment time horizon. Also, you have to factor in your outlook for sale prices over that same time horizon.

You could also sell and use the proceeds to buy more property so that you have leveraged the equity and the appreciation in your existing properties. Search for posts by Jeff Brown, because he's an expert on this subject and explains it much better and more accurately than I can.

Appreciate the different perspectives. When you guys speak of a "soft" rental market, how do current rents compare with where they were a year ago? Which areas/segments of the rental market are the weakest? strongest? Thanks!

Thanks for the updates. Amazing how quickly things changed in past couple of years. I'm enjoying the price appreciation, but it's been tough to find new properties at relatively good deals. Even then, so many bidders. One place I looked at earlier in the month received 150 bids?!?!

A question for people active in the Las Vegas market - I was wondering what you have been seeing in terms of recent rents relative to rents 6 months ago. I'm trying to get a feel for the trend.

I purchased a couple of rentals in the northwest area of Las Vegas in the spring of this year. I got those spruced up and rented and now am starting to look again. It looks like the inventory has gone down even more and prices have been moving up, and I want to make sure the numbers are still favorable.

Thanks. They are 3/2 SFRs in the Northwest part of Las Vegas. Newer construction. One was an REO and another a short sale. Probably bid on 6 or 7 other homes before getting these two.

Hi All,

Just wanted to introduce myself. My wife and I went to the Summit to learn more about real estate investing, not really knowing much about BiggerPockets and its members. Well, we learned a lot about investing but even more about the kind of members that make this community so great. Thanks to Josh, the speakers and the other attendees. Everyone was so friendly and willing to help, even while riding in the hotel elevators. We didn't have much to offer by way of advice, but hope to in the future.

We were already in the process of closing on a couple of SFR rentals in Las Vegas when we decided to attend the Summit. Fortunately, it doesn't seem like we have made any huge mistakes, but we are finding out all the things we didn't know before. Overall, the process has been relatively smooth so far (knock on wood). Thanks again to all for creating this resource and community.
