I switch all my locks to Kwikset Smart Key.  You're paying a little more up front to get all new locks in the house, but then you can quickly and easily rekey yourself, or have your management do it.

Found this thread trying to see what the NY state laws were in regards to wholesaling and if it's prohibited without a real estate license.  Let me know if you know/find anything.  Thanks

@Matt Gilroy I'm a current service member, having spent 2009-2014 at Fort Bragg. I have 2 SFR there currently. I like that rental market for the guaranteed income that comes with being a service memeber, and there is usually a higher volume of renters in the market. But with that being said, just as @Alexander Felice had mentioned, appreciation is just not happening which has had me thinking about selling. I haven't had a vacancy longer 2 months at any time, but I have experienced turnovers a little more than I prefer.  I don't have properties in any other market so my experience is limited to only Bragg.  Good Luck and message me if would be interested either of my deals.

I've tried multiple times on different occasions to upload a list of leads into the BP lead management tool.  It keeps failing.  Is there anyone else out there who has had some success?  Thanks for any input!

@Hilary C. I sent a suggestion to Josh and Brandon a week ago.  The calculators should have a button at the end of the analysis that allows you to see what your deal would look like if it were calculated as a different strategy.  For example, I ran the numbers as a buy and hold, then click an option to calculate as a wholesale or fix n flip.  That way you can determine what option would determine the best strategy.

Post: Establishing a new LLC for holding Real Estate

I'm an out of state investor, currently. Have not established LLC yet, but not sure what to do about assigning an address for the LLC because I move around a bit from the military. I know that using a P.O. Box is an option, but with constantly moving around, that seems like a hassle to get to the box if I try to keep the box in the state that I invest in.

How hard is it to change the address on the LLC?

Are there other alternatives for this, aside from the P.O. Box?

I was thinking about this over the last few days.  It is something that I want to learn more about, and possibly develop some model.  If you come up with some ideas, I'd love to hear it.
