@Patrick Shawn Faherty I ended up investing in a high yield bond fund PHYDX that was paying a monthly dividends of  around 4.5% with a dividend reinvestment option.  It was a fairly stable investment with a decent income stream ($40/month) that I reinvested.  I actually left some money in the fund due to the decent return compared to traditional savings accounts.

You cou very slight profit of you refiancex but unlikely the monthly cash flow will be worth the effort in the next few years.  I haven't been to college grove in a few years but it was looking like it was going to be the next hot neighborhood anytime soon.  I would dump the property and find something else 40k (if I understand you will only net 40k off the sale minus expenses) won't get you far in San Diego but if you look Midwest you have a full down payment with better cash flow.

Thanks for the replies.  I was lIke the idea of crowdfunding but couldn't find any that accept unaccredited investors.  I know laws make it too complicated right now.  If you know of any please let me know.

I haven't used roboadvisors before but will look into them.  I currently have money in the markets but have seen what has happened to that in the last month.

I have 5-10k I will need access to towards the end of the year (estimated 8 months).  What are some options for this money other than the 1% interest savings account.  Risk tolerance is medium on this money but if you have high risk options I would like to hear those as well.

In northern San Diego I like san marcos area the college will always provide a source for renters. I work in northern San Diego and a lot of people live in temecula and Murrieta because it is cheaper not real sure what the rental market is there but worth a look. You maybe able to find something slightly cheaper and larger or possibly a second property, a SFH or a multifamily so you can start profiting right away. Good luck.

total equity isn't calculating correctly it is only showin equity for first property entered.  I tried multiple times with same result always first entry shows as total equity.  It sometimes  updates when you sort by a column or edit a current value after initial save.  This was all done on mobile I didn't test on a "normal" computer to verify result.

Nice quick snapshot of portfolio decent start expanding cashflow as suggested above would be great improvement.

@Sherri D. the lenders bank requiring PPI doesn't make sense to me if the lender had the money the bank doesn't care what he does with it.

Anytime someone assures me repeatedly of their honesty I a skeptical.  Honest people don't have to tell you. Just my 2 cents.  I can't speak from a legal standpoint.
