I’m analyzing a deal for a SF that is located a few houses away from a commuter train line to New York City. Its been on the market for a few months and needs minor rehab, but it’s located in a solid town with great schools. How does proximity to a train effect the home value/potential renters? For anyone commuting to NYC I would think it’s a major benefit...but other may not want to deal with the noise, etc. Is this a a big headache when the time comes to sell??

My long term tenant (almost 3 years) has informed me that he’s having some financial issues. Last month the rent was paid in full, but split into 2 payments...this month he shorted me $250. I’m assuming/hoping he will pay the balance before the end of the month. I’ve never had to charge him a late fee in the past, but I don’t want to allow this to continue. Any recommendations on how to handle this situation?

There's some good info on becoming an NJ home inspector here: https://www.nachi.org/newjerseyapprovesinternachi2008.htm I looked into it a while back but I seems like there is a lot of competition in North Jersey. And there's also the relatively long (and unpaid) apprenticeship with a licensed inspector. Good luck!
