Thanks everyone. I guess I should say that investment opportunities are not the only reason we want to move. We. Really really. Do like the states of Texas and Colorado and really want to explore. I feel like moving for a couple of years to invest is the best kind of sight seeing.

I've lived in Florida since age 5 actually :) my mother and sister live here but the vast majority of my family are in Kansas and Missouri. Also my wife and I take turns with the baby. I work regular hours and make alright money so she doesn't have to work. I'm convinced the DFW area offers similar mortgage and title work to what I do now if I had to get a regular job there.

Thanks everyone. My wife and I have our little 6 month old daughter so we're a little worried about stability. If I could house hack in either of those states, stability would be easier to maintain, for sure. 

@Scott Trench, it's cool that you wrote back because I literally finished your book on Audible just yesterday and listened to your interview with Lance Westfield today at work :) lots of good things to say about the book! 

How do you guys feel about being a new parent looking to start a new life somewhere? How do people get started in a new city?  Sorry for all the questions, but I grew up quite poor and am learning all of this as an adult myself. My wife and I are doing pretty well for ourselves nowadays.

Thanks a lot guys, to both of you. I think my current issue is finding a good enough wholesaler. I got to my REIA groups here but I need to spend more time evaluating their deals. They seem to get away. With an 80 or 90% around my town instead of the 70% rule.. Makes great deals even more scarce than they already are.

Hey BP family, 

What are your thoughts on using wholesalers consistently vs doing your own marketing? I know there is better margin in doing your own marketing, but can that be compensated for by using wholesalers consistently? Wouldn't it be better to do 1 deal a month with a whole saler instead of every other month with your own marketing? 

Also, does anyone have a wholesaler they recommend In the Tampa/Clearwater area?

I've wanted to move for a long time now. I currently live in Clearwater, FL and have lived here since 1997. I'm 25 now and my wife and I want to move somewhere else. We're looking at Dallas, Denver, or Houston. Is it smart to move for the purpose of investing? 

We want to house hack in whichever city we move to. Has anyone else done this?

You guys have been awesome. I've listened to several BP podcasts on BRRRR now and feel pretty confident with it, but I'm wondering how often I could do it with only $50k. I think I'll definitely do a live-in flip when I find a good one to live in. At least that way I can use only 3.5% down with an FHA.

As for finding 30 in 3 years, I know it will be more active, but that's alright. I'm fully willing to work hard for several years to possibly be 30 years old with at least 30 rental units. Just trying to hit financial freedom right now is all.

Thank you sirs. I really enjoyed the process of flipping a home and kind of want to do it full time as well. I enjoy the grind of a flip much more so than my day job with a title company. 

Does anyone know any investors in Clearwater/Tampa/St Petersburg area? I'm having a tough time meeting other investors.

@andrew, I think that's a god idea, however my W2 job pays less than 50k as well. I am studying Chemical Engineering but it will be years before my salary reaches those levels.
