For the thread, I include cash reserves in my CoC calculation when evaluating a potential deal, but only include spent cash for my yearly 'actual' CoC calculation.

Wow, 10 months later?  When did you close?  Is it taking so long because of the Homestyle complications, or just a slow contractor?

Don't want to hijack the thread, but I think this question is somewhat related. Are the proceeds from a cash out refi taxable? Specifically I mean the money you would use to pay back your HELOC, HML, etc.
