Hi, I am a "newbie" that has lived in Collin County for 18 years.  I have owned a 'duplex'  in Grayson County for 8 years.  I'm currently buying a tri plex and hope to do 4 plex next.  ... I'm buying a For Sale By Owner property. My hard money lender needs a contract submitted w/ loan request. Where can i find an official Texas Real Estate Contract? Regards, Kevin

The owner has never seen inside Unit 2 and I need to get a plumber and electrician inside to check things before I sign a contract.  We are not using realtors.  This is an off market property.  Unit 1 and 3 were pretty rough.  Unit 2 could be a Taj Mahal but nobody knows.  When I came by w/ the plumber he said "could not check, they were eating dinner".  He did say he works a rotating shift.  I do believe he and his wife and 2 daughters live there.  The owner is very concerned about "upsetting the tenants" they have been there for 10 years and he has not raised rent and they are worried I will raise rent.  Also, the owner is foreign with broken English and difficult to communicate with and thinks i'm going to run his tenants / friends off.

Hi, is there a checklist of items I need to make sure happens when buying a property off-market.  I'm assuming we will go thru a title company directly.  What should I look out for if this is my first time?  Do I need a survey?  Who pays for that? etc?   Regards,

So, does it improve the value and function of the house to have gutters or should i just leave them off of my rehab calculation?

Hi, how does this process unfold, say, after I would make an offer on a property NOT MLS listed? Can there still be an OPTION PERIOD so that I can get inspections done and what about the "option fee" and "earnest money"? How is this handled? Regards, Kevin

When searching craigslist for deals I have noticed a couple of what I would call "wholesaler websites".  It looks like it costs about $30-$60 monthly to subscribe.  Does anyone have any insight on these types of websites?
