I have put money into books and such. I need a hand holder I guess so I dont make the same mistakes as my first attempt.

How can I get started with $1k in flipping or wholesaling?

I made the mistake of trusting a contractor in San Antonio, TX. Paid him several thousands of dollars for work completed that was done subpar. I lost my entire investment and my livelihood. I will now obtain contracts for all vendors and vett those vendors extensively. I now am trying to start fresh from the beginning after being forced to file BK.

Does anyone know of a sample basic contract to begin wholesaling in the state of California? I want to get started, but I need to make sure I have some type of contract to make sure I have no issues. Please only respond with positive responses. I see so many rude people on here. 

Also, if anyone knows where I should look for creative deals with no cash out of pocket. If that really is something that is possible.

Whatever you do, DO NOT USE A HARD MONEY LENDER. Take it from experience. Friends and family are best, just make sure you have a contract spelling out ownership %'s and you should look into an LLC.

I am looking to partner with someone that has been doing it for awhile. I can do some (I guess it is called bird dogging ) property drivebys here in San Diego County. I am on the road almost every morning in several different areas. Or if someone can guide me and we split 50/50 my work and her/his knowledge/finances. I also have the ability to travel and complete assessments on properties in other countries.

These are all great responses. Can any of you provide suggestions on which podcasts and youtube videos to watch. There are simply way to many.

I need to build my business. I do not know where to start from scratch. i do not have money for courses. Can anyone give me some advice?
