Hey BP

I hope everyone is doing well and making money. I've read a couple of post about investors not trusting wholesalers because of the wholesalers lack of ability to calculate rehab cost.  I am wholesaling in the south Los Angeles area, 90047,90043,90008 to be more specific. What are some tips and strategies I could use to calculate rehab cost to better serve other investors? thanks in advance for the tips.

Good evening BP. I'm new to BP and even newer to real estate investing. I'm very excited to be on BP. I've decided to start my journey with wholesaling and want to start with direct mail. What demo of distressed sellers get the most results? And should i do flyers or postcards? Can anyone recommend a direct mail company ? Thank you
