Second, congratulations on your journey, I'm also just starting out and me and my wife have cone extremely conservative on saving because the Dallas market is unreal right now, homes selling for almost double the asking price it's really scary, but motivating too.

Nice to meet you, Juan! Sounds like we are in the same boat! That is part of why we're starting our journey in the Midwest - prices here in Seattle are crazy, but we are also ready to be closer to home.

The shoe hustle is a blast! You should see our lil apartment lol - shoes EVERYWHERE! We strongly recommend the side hustle option - even if it helps you save up a couple hundred extra a month, it is so worth it. And it gives you an opportunity to practice being a business owner.

Is a house hack a goal of yours in the future? Study the requirements for an FHA loan like a book and make sure to set yourself up for success. Examples would be building up your credit, getting the most recent tax returns for the last 2 years in the same field, building up capital for the down payment, closing costs and 6 months in reserves so you can use as much of the rental income from the other units as your own income when you getting qualified. These are some barriers I had to make sure to be able to climb over. Let me know what questions you have.

Also before getting here, I would advise you to reach out to multiple realtors and find one that is investment friendly and knows your market of Cincinnati well. You really want someone that invests in their market themselves and understands the numbers. They should be able to determine the COC, annualized return, estimated ARV of a BRRRR, accurate rent comps and more. The valuation and market value of a multi family property differs from a single family and you want someone that understands the distinctions if you go that route. If they just represent first time single family home buyers and aren't constantly finding off market properties and reviewing deals, you'll find a better investment through someone else.

That is super helpful info, Josh. Thank you for taking the time to write that out. That is exactly what we are planning to do. Currently, we are reading Brandon Turner's book on Rental Properties, so we are doing our best to come in with as much knowledge and planning as possible! Once we get back to Ohio, we will be making as many new connections as we can! So far, the BRRRR strategy sounds most appealing to us - we are dying to get our hands on a fixer-upper. If you have any advice for acquiring private lenders or non-conventional lending, we are all ears. We will both most likely be self-employed upon arriving back to Cincinnati, and I have heard that can make conventional loans a bit more difficult to obtain. Regardless, we are ready for the challenges and are determined to figure it out. Thanks again, Josh!

Hello everyone! My name is Kevin. I live east of the Seattle area with my lovely girlfriend, Hannah :). We are both from Ohio and plan to move back to Cincinnati this summer where we will begin our real estate journey. I currently work as a carpenter for a local General Contractor and plan to use the skills and knowledge I've gained to help in the early stages of our real estate career. We are still deciding which type of investing is right for us, but are leaning toward multi-family rental with the possibility of house-hacking! We are also hoping to meet other investors, agents, and lenders to expand our network so we can hit the ground running when we get back to Cincinnati. 

Outside of our interest in real estate, Hannah and I love traveling, camping, hiking, snowboarding, and rooting for our favorite sports teams (Go Browns!). We also have a blossoming side hustle - we sell shoes! If you need some Jordan's, let us know! ;) We started the side hustle to help us save for a house. 

We are super excited to meet everyone and grow together!
