I am also in the newbie stage, but direct mail seems to be the most effective way to find leads. Pick a small farm area (1 area code) and get really familiar with the  types of homes, the prices they are selling for, etc and send yellow letters to absentee owners. Just focus on getting one deal done! Good luck.

My biggest challenge is being an introvert my whole life, I find it uncomfortable to talk to sellers over the phone. In my first direct mail campaign I was hesitant to call back potential leads. But, I did manage to call them back and was able to get more comfortable with talking to sellers, although I still need a little more practice. But I was satisfied that I took action even though I did not get any real leads. Hopefully in my next campaign I can get it done. Good Luck in your REI journey!

From what I've been reading, you don't need an LLC to do your first few deals. Just put all your energy and focus on getting that first deal under your belt. Good luck!

    I would just run my own comps. I believe it is simple to do and shouldn't take a long time.
