@Andrew Adam Since the payments are set up to be automatic on the 1st of each month. Do you have any issues with tenants being "late" with their payments or not being able to pay on time?

Hi everyone,

What platforms would you recommend to collect automatic rental payments at the beginning of each month? I am new to real estate investing and I am looking for something that will be easy for both me and the tenant to use for rent payments.

@Kyle Davidson How do late and NSF fees work on cozy? I know the payments are automatic but there may be a time where the tenant might not have all the funds in account.

@Kyle Davidson Since you mentioned collecting rent through cozy. Can you tell me a little more on how that works? Is it an automatic payment that is taken from the tenant's bank account at the beginning of each month? Or does tenant manually have to transfer the money?

@Katie Phillips That is really smart. I never thought of it that way. Getting to know the possible future tenants over the phone before asking them to meet is something I definitely will be doing. Would you possibly have a small list of questions that I could reference to?

@Evan Polaski I am looking at duplexes. I am also planning on possibly meeting with applicants face to face just to see what kind of people they are. The non-refundable deposit would be what we would use to pay for the tenant screening?

I am looking to getting my first House Hack soon and I see everyone saying how important screening tenants is. 

What sources or websites do you use to screen your applicants for criminal history and credit history?
