SW Florida is a great place to live and invest. @Ken Lowe is correct. You should pick an area you want to live in. The foreclosures are way down in our area but there are still good deals to be made. I think whatever area you chose will be good for investment. Florida is on the upswing.

@Morry Eghbal is correct. In general as an agent you must always remember to disclose, disclose, disclose. That is a simple rule for investors that are agents.

Baby Boomers are retiring in record numbers across the country. What states are they moving to? I moved to Florida from Massachusetts 27 years ago and never looked back. I don't think I would have had the same success in Massachusetts. Your already here in Florida. I know a lot of investors on this site buy real estate from a distance but in my opinion most first time investors are better off getting experience in their own back yard.

You should fire them. Bad PM companies like this one is the reason I started my PM business.

@Mike Hartzog  I agree. I would define it as the risk of capital but there are varying degrees of risk. Some deals are riskier than others. The more deals you do the more comfortable you are in evaluating and taking a risk.

I can't remember all the companies we closed with but most of them were lousy so in my experience Servicelink was no different. I would say 8 out of 10 were bad or should I say inefficient.

@Mark Perrill As a broker we have a few more resources available. The FAR and NAR have a lot of marketing tools for agents and brokers. We can buy email drips created for real estate agents to keep in touch with buyers and sellers. As an investor you need to create your own. Keep at it. Persistence will pay off.
