Hello BP Community!

Thanks for another great meetup last month! Every month we are getting new faces and new business. The next Meetup will take place on February 5th, 2020 @ 7pm.

The goal of this meeting is to connect like-minded people, learn about the thing we all love (Real Estate), and to fill some empty bellies with pizza. With this being said, all guests who want to be involved in Real Estate are welcome!

This month I will be presenting a virtual reality real estate project that has been in the works for the last 6 months!

Thanks for another great meetup last month! Every month we are getting new faces and new business. The next Meetup will take place TOMORROW December 11th, 2019 @ 7pm.

The goal of this meeting is to connect like-minded people, learn about the thing we all love (Real Estate), and to fill some empty bellies with pizza. With this being said, all guests who want to be involved in Real Estate are welcome!

This month we have a very special guest Levi Logstrom talking about a hot topic, short term rentals! Levi works in Business Development for the nation's leading vacation rental management company, Vacasa. Vacasa provides full-service management for short term rentals (i.e. Airbnb's, etc) and allows homeowners to capitalize on the revenues that can be gained by renting on a short term basis without having to do all of the work that's typically required.  For more on Levi, see below.

Levi runs Business Development for the entirety of NY State currently, but has particular knowledge about markets on Long Island as a resident himself. If you have considered investing in vacation rentals or short term rentals, Levi will be able to deliver a wealth of information to help you decide where to invest and how to invest. He will discuss the main aspects of Vacasa's service and review some tools that can help investors make better data-driven decisions. For any brokers, he will discuss the Expert Agent Program, which can become a lucrative partnership with Vacasa and provide extra value to an agent's investor clients.

Post: Getting out of a residential sale that was dependent on a 1031

My company is selling a house where the proceeds were to be 1031 echanged into the purchase of another house.  The purchase contract states under 'closing date' section as follows:

"On or about DATE, but in no event prior to the sale of the purchaser's investment premises located in CITY for which Purchaser is doing a 1031 exchange with this premises and from which Purchaser will obtain the closing for this purchase."

The company was denied doing a 1031 exchange because the IRS felt that it did not meet (1) of the requirements.  With this denial, the numbers do not make sense.  With this denial, we are not sure if this is enough of a reason to cancel the contract and get our down payment back.  Any thoughts or experiences, BP world?

I'm sure most of us involved in real estate have had deals under contract that included a lot of speed bumps.  I know I have!  This month, Corliss Baskerville from Contract To Closing will share with us the difficulties that go into a real estate transaction.  With 15+ years of experience with real estate project flow coordination, Corliss has the insight that we are all looking for.
