Glad to hear things have gone so well for you on your first few projects! 

Not sure if you're comfortable with Excel or not, but since you've already done a few flips and plan to continue doing them, I'd recommend building out your own spreadsheet to track expenses. That way you can group the expenses into different "buckets" and structure the tracker how it intuitively makes sense for you.

I built out my own spreadsheet to track expenses for my flips and have them in buckets like Rehab Costs, LaborSelling Costs, Holding Costsetc.

There is a lot of due diligence that must be done before buying a property at auction to ensure you're making a good purchase. The most important part of the process, generally, is doing a title search beforehand to discover if there are any liens, outstanding violations, or other encumbrances on the property (unpaid taxes, mechanic's liens, open water/sewer bills, etc.). 

Besides that, you'll want to drive by the property and neighborhood to get a feel for the condition and comps (as you will almost never have access to enter an auction property or get on the grounds).

There are plenty of online real estate sites where you actually have the ability to build your own custom, targeted direct mailing lists based on whatever filters you want (Homeowners with Equity; Liens; Foreclosure/Pre-Foreclosure; Absentee Owners; and way, way more!). Some of these include: PropStream, ListSource, and BatchLeads.

For the most part, common area maintenance will default to the landlord unless otherwise specified in the lease.

Hi @Daniel Benyamin,

Debt is not always a bad thing, especially in real estate--there's a reason it's also called "leverage"! With that said, depending on how much money you have available for a down payment, house hacking a multi-family could be a good option for you to be able to purchase a multi-unit property while also keeping the down payment low.

Hi @Alisha Feaster,

There are plenty of strategies for finding off-market properties besides driving for dollars: direct mail campaigns; social media ads; bandit signs; wholesalers; and more! Networking is the name of the game. The more people that know you buy off-market properties the better.
