If you want to show a 3D map that shows where the nearest Food 4 Less is, great.  But, if I can't create those 3 sentences and make them compelling, I'm not gonna spend the time to look at it deeper.

Of course, most properties don't (arguably) have compelling theses, so people have to result in hand waving and distraction to make the seller feel like the commission is adding value.  

Sorry, know you were asking for an example.  I don't have a great one to share.

I am putting together a Marketing Package for a 41-Unit apartment complex in San Diego. I am trying to create a really compelling marketing package. 

Does this community have an examples of really great and effective marketing package examples or tips for an apartment complex such as this?

A friend of mine owns a cell tower which pays him out $1,500 monthy. All the time these towers are upgraded (5G, etc) and telecom companies lease them out. Also after holding for some amount of time, often times you will be offered cash from the telecom company when a lease expires, etc. Has this community thought about or have experience with Cell Towers?

So I am a commercial broker, but a friend has called (I am the only person they know in RE) and wants me to represent him as a buyer for a condo. I have no experience in residential.... would you consider this a waste of time or something worth doing (my cut would be only 4,000)

I have recently moved to the Pacific Beach from Cleveland, Ohio. I moved here right after gradating last spring- degree in CommercIal Real Estate from the Wisconsin School of Business Starting out as a Broker in a new area is a challenge so I thought I would reach out to this community and seek advice from other brokers and Multi Family owners/landlords. I work as a broker with an established firm here in San Diego that has specialized in Multi-Family Investing since 1969. We also have a full service property management company which is a great resource for me!! I will omit the name for now just because I don’t mean to use this as advertising !! Basically, I want to get in touch with investors and owners to get some advice about starting out and what they like about a particular broker. Or investors/owners that wouldn’t mind me pitching deals, if nothing its a form of practice for me! And if there are any newcomers to San Diego like myself that are looking at REI I’d love to hear from you as well Feel free to connect with me and send me a message about yourself.
