I'm a property manager in Everett, Washington. I find that realtors have a really good grasp on who does good work and who doesn't. Ask all the local realtors you can find who they recommend. You'll probably hear the same couple names repeated over and over.

Good thoughts. I did an online search and learned a ton of info. The government guaranteed it so it was deeded to the USA but they dont have a record of it on file. The lady I talked to with HUD said its possible they refused to take the property because the bank waited too long and the property maintenance was not kept up. In that case the mortgage company would have kept it. The problem is the mortgage company went out of business so I cant even call them.

If the government refused to take the property and the bank went out of business then where would I turn next?

Hi all!

There is a property in my small Seattle area town that has been vacant for years. The owner died in 2010 and the property looks like it has been ignored since then with no trespassing signs in the windows. I was able to look up the tax and sale information and found that the Sherriff was ordered to sell the property back in Dec 2012 to settle the remaining debt with the bank. There is absolutely no record of any sale happening. The taxes look like they were paid up until the end of 2017.

How can I figure out who owns this property?

@Julie Marquez Currently I inspect properties during a tenancy and at move out for maintenance/damage issues. I deal directly with the owners and tenants to keep the homes maintained. I have learned all of the maintenance laws but I'm still a little fuzzy on the leasing laws. We are currently looking for someone to replace me so I can move over to a Business Development (sales) role. I'll be working with RE agents and other real estate related industries so I think the new position will help me network even more than my current position.

I'm actually planning to start the RE license school within the next couple weeks. :) It will help with my current job as well as my future investments. My goal of owning a PM company stems from the desire to have a bunch of my own properties that I'll need to hire people to help manage anyways so why not take on other owners properties while I'm at it?

Hi!

I'm trying to understand how to evaluate a deal. I've searched for properties and found a property that I can use as an example. How do I understand how much rehab it would need and what the value would be after rehab? How would I know what the closing cost will be? Is there a way to calculate or do I just need to gain experience doing it? Thanks for any thoughts!

Hi!

My name is Kevin Moore and I live in Snohomish, WA. Snohomish is located 30ish miles north of Seattle close to Everett. I'm 31 and I've been interested in real estate since I was a kid. I've read books, listened to podcasts, read more books and talked to everyone about wanting to invest but I've NEVER JUMPED IN!!!! My family currently rents a 950 sq ft apartment and honestly, I'm just sick of barely scraping by so I'm going to stop treading water and begin doing something!

My real estate background includes drooling over houses constantly, (my wife hates our little detours to see what the for sale sign is all about,) and 1.5 years working in property management. I thought working in property management would bring me closer to my dreams but I've realized that it is just a job and I still need to move forward in other areas to make my dream a reality. Currently, I work in the maintenance department and schedule/complete maintenance/move out inspections.

My goal in real estate is to provide my family of 4 with a stable financial foundation. I plan to accomplish my goal by buying my first property before March 2019 and buying 1 every other month for the rest of 2019. I'll be looking for small 2/1 - 3/2 homes with the goal of adding a bedroom and/or bathroom to increase the value. I have many contacts because of my job so I know I can rehab a home well when I find my first deal. One of my long-term goals once I have a few properties is to start a property management company that not only manages my properties but can take on other investors properties as well in the general Seattle area.

I have read over the law multiple times and cannot come to a conclusion on this. The way the Washington State Fire Code is written it sounds like we need to install a smoke detector and a CO detector in all bedrooms that have a heat vent from the furnace. The law specifically states:

"Sleeping units or dwelling units in I and R-1 occupancies and R-2 college dormitories, hotel, and DSHS licensed boarding home and residential treatment facility occupancies which do not themselves contain a fuel-burning appliance or a fuelburning fireplace, or have an attached garage, need not be provided with carbon monoxide alarms, provided that (a) The sleeping unit or dwelling unit is not adjacent to any room which contains a fuel-burning appliance, a fuel-burning fireplace, or an attached garage; and (b) the sleeping unit or dwelling unit is not connected by duct work or ventilation shafts with a supply or return register in the same room to any room containing a fuel-burning appliance, a fuel-burning fireplace, or an attached garage; and (c) The building is provided with a common area carbon monoxide detection system."

I read this to state that if a home has a central heating system then any bedroom with a heat vent connected to this heating system needs to have a C/O detector installed in the room. I've had several owners, (I'm a property manager,) tell me they do not think that is what the law says and refuse to install the C/O detectors.

Do any of you have thoughts on this?
