How do I know what numbers to put in the calculators?

Hi!

I'm trying to understand how to evaluate a deal. I've searched for properties and found a property that I can use as an example. How do I understand how much rehab it would need and what the value would be after rehab? How would I know what the closing cost will be? Is there a way to calculate or do I just need to gain experience doing it? Thanks for any thoughts!
