Morning everyone,

Unfortunately I woke up with what I'm pretty sure is the flu. I still have a table booked at Limericks but I don't think that I will be there. Please still show up and get to know one another and let me know if there are any big revelations that you would like to share. If anyone is in need of some renovation work or property maintenance feel free to contact me, or if you happen to have a bag of cash sitting around and want a working partner on a fixer upper, I'd be interested...;) 

Hopefully tonight goes well and we can do another one after the holidays.

Hello fellow investors! There has been a few new additions to the Calgary investors circle on BP and I imagine there has been some changes in all of our lives over the last year. Let's get together and discuss what has been working, what has not, what we have learned, and what we are planning as we move ahead. Please bring stories and ideas to share, and let's see if we can't help each other make the next step!

Please try to RSVP by December 1 so that I have an idea on numbers for a reservation. The meet up will be at Limericks Pub off of Glenmore and Macleod which is pretty central for most people. We will meet on the main floor, in the door and to the left.

Hey guys! Great convo here! I am getting close to taking my next step and looking at the exact same, suiting an older bungalow. I have been looking in Calgary for the last year and I feel that for the numbers to work it needs to be a home in need of some rehab that has that potential to reassess nicely after the fixes and the legally added suite. I've seen a few pretty good looking deals but they're definitely few and far between. 

I like the Braeside area, good access to schools and Anderson, 14 St etc. Also, I think the ring road will help property values once it's finished. I hope that comes through for you.  I've been looking at Lethbridge a little bit lately. The prices are way more reasonable and the cashflow potential is pretty decent.

Definitely frustrating seeing/hearing about the sale price and rental numbers on these podcasts. Once I've done at least one here in Alberta I intend to look south.

Living in Okotoks at the moment but always interested in chatting about REI over a beer or coffee.

Hey everyone,

Reminder that our meet up is tomorrow night! I'm looking forward to finally meeting you all and hope that those of you who can't make it will be able to attend the next one.

See everybody at 7 pm at Limericks. I'll have a table booked under BP Members.

I would imagine that the rentals need to be set up as a small business, likely an LLC if you're that big, in which case the banks need to see 2 years of financials before they're any help. I am currently going through this. Even with a co-signer my income is "useless" until my taxes are filed this year. It's quite frustrating but if you can find a parner(s) who can get the financing for you it relieves some of the hassle. As for renewing the mortgages, I would think that as long as your credit remains high and the rentals are occupied you should be okay. That 2 year timeframe might be an issue though. I recommend sitting down with your investor minded mortgage broker and making a plan. Taking mine out for lunch next month...

Hey fellow Calgary BP members! 2018 is my year to make some big changes and the first thing I'd like to do is to get to know people who are of the same mindset. With so much American content on the site it would be nice to sit down with any or all of you to discuss the Calgary and area specific market. 

This will be pretty laid back, I may bring some guiding discussion questions etc but mostly it's just to have a beer (or pop) and get to know people in the game.
