Hey guys! Great convo here! I am getting close to taking my next step and looking at the exact same, suiting an older bungalow. I have been looking in Calgary for the last year and I feel that for the numbers to work it needs to be a home in need of some rehab that has that potential to reassess nicely after the fixes and the legally added suite. I've seen a few pretty good looking deals but they're definitely few and far between.
I like the Braeside area, good access to schools and Anderson, 14 St etc. Also, I think the ring road will help property values once it's finished. I hope that comes through for you. I've been looking at Lethbridge a little bit lately. The prices are way more reasonable and the cashflow potential is pretty decent.
Definitely frustrating seeing/hearing about the sale price and rental numbers on these podcasts. Once I've done at least one here in Alberta I intend to look south.
