Biggest reasons are those are all areas I have personal investment in. My wife and I bought our first house in Surprise AZ. We both consider home Northeast New Mexico (Albuquerque, Santa Fe, Taos) and plan on moving back someday. I have family in Texas and Delaware as well. My brother and father live in Delaware and have been toying with the idea of becoming real estate investors for STR for beachfront in NC or Vacation Rentals in DE. So while I myself may not personally be intimately aware of NC and DE I definitely have very trusted sources for all of those markets. As for TX AZ and NM I have lived in these areas for at least 30 years. Specifically west Texas (Abilene, Lubbock, Lamesa, San Angelo), Albuquerque NM, and Phoenix AZ. I would not look much further out of these particular markets for the same concerns you expressed.

im looking at possibly buying a property outright with cash and turning it in to a rental for a family member in KS. Talking with my tax guy Monday and soon after to my financial advisor for maybe setting this all up through an LLC. Eventually will want to expand that to another property either in DE, NM, AZ or TX. Myself and/or family are all very familiar with these areas. Would love to be able to get up to the point of getting commercial properties. Very new to all of this and looking for mentors where I can find them. Love the podcasts and learning so much from them.
