What do you guys think about the Port Covington development and how this will affect real estate in Baltimore? Is this a good opportunity to invest nearby in the Riverside/South Baltimore area? Or is it difficult to say at this point if the surrounding area will go up in value?

If I want to sell my property in Oakland and there is a tenant living there under a month-to-month lease, is it possible to terminate this lease? I don’t have any other reason to terminate the lease other than I want to sell the property, and it’s much easier to do that without a tenant living there. 

If the house that I currently live in was never rented out before (for many years now), how long do I have to rent it out to someone else in order to qualify for a 1031 exchange and the 121 exclusion together when it’s sold?

I recently purchased a house with cash and it gives me a rental income of about $2500/month. I want to purchase more properties but I'm afraid I won't be able to get a loan because I'm in school (Phd program). Would my current rental income qualify me to get a mortgage, or do I need a w2? And what if I were to place this property into an LLC and pay myself...does that make any difference?

Is there a certain minimum amount of rental income needed in order to qualify for a mortgage? If I can’t get a mortgage, are there alternative loans that would better suit my situation?

I've also been thinking to move into my rental property (duplex) so I can get a HELOC...but also not sure if I'd qualify with my only income being from one half of the duplex.
