Hey Brandon, start with doing the cheap things first. Drive (or walk) for dollars. Check craigslist etc.. learn the property values in your area and start today putting whatever you can in savings. Go to local reia meetings and talk to others. Analyze deals from every for sale house you see. Learn your numbers. As you do this and your savings begins to grow you will come across the right people who can help your journey. You may have to wholesale a few deals at first to start to get some capital but you are learning at the same time. Remember this is a marathon not a sprint. Patience, faith and perseverance. As Nick Cox said start going to events and start talking and more importantly start listening. You can find people to with locally based on your ability to just show up. Be consistent, honest and driven. This is a long term thing not over night. Don't give your future or $ away. The right person or people will find you if you are looking. There is plenty or property out there. Find the people who want you to succeed because they like to help others not because they want you to pay them. They are giving back because someone gave back to them. And then one day turn around and do the same. Best of luck! Kevin

Welcome Darrell! Start reading everything you can get your hands on (or listen to if you don't like reading). Get involved in a local REIA (you can find some here) and start connecting with other investors. You can also start running numbers on everything you see for sale to practice and you will find quickly what are good deals and not. You can also contact local we buy houses signs etc to find out who is investing in the area and start up conversations with them.. best of luck and happy hunting! Kevin

Sounds like you guys are on the right track asking the right questions. Connect with a local RIA and start asking questions about local properties. There will be someone (or several someone's) there that will know the area well and could help point you toward some properties. There should also be people in different rehab phases on their own projects that are usually more than willing to show the projects they are working on. Walk those properties and see the scope of work. It may either point you toward flipping or make you want to run the other direction!! At least then you would know if that is something you want to tackle right away! Best of luck! Kevin

Welcome to Oklahoma!! And BP! I hope you find (as most do) that Oklahoma gets in your blood and it is much easier to move to than to move away from. The people here are unlike anywhere se. My wife and I are investors in okc and are in Tulsa regularly. Generally Okc and Tulsa are geographically opposites. From what I know Tulsa is newer in the south and older to the north. Okc is the other way around. There are a lot of great at as to look in and as mentioned earlier the RIA's are a great resource. Also consider responding to some we buy houses signs and adds to find out who is behind them. Let them know you are there and looking. And of course stay connected to BP and have fun! Kevin
