Small multi-family (2-4 units) buy & hold investment in Indianapolis.

Purchase price: $85,700
Cash invested: $55,000

4 bed/2 bath duplex south of fountain square.

I'm having trouble finding comps to establish my ARV for a property. It's a 2/1 duplex that needs about 40k of rehab. Problem is finding comps in the area that have been rehabbed since the area is full of gut jobs just like mine. Any tips????
