I have clients looking more in Essex and Union County for ideal properties to flip. Seems to be new foreclosures and other distressed properties being listed everyday.

I heard earlier in the year that Bergen would see more foreclosure activity in summer. Have yet to see that firsthand yet.

Bergen County can be tough for good investment properties. The good deals are gone fast!

An actual handwritten letter with your company letterhead might be more effective and professional. It would be impossible to do this in bulk, but it may work with a select few houses you are targeting. I have done it previously with some success.

They opened up a new Key Food Supermarket down the street from a flip we are working on in Newark. It was a big deal when it opened, Mayor Booker was there to cut the ribbon for the grand opening. Less than a year later, it was closed. The supermarket couldn't get approved to accept food stamps, which is a necessity in these type of areas.

Hi Michael, one of my clients is a master plumber and has a crew for renovations. He is very familiar with Jersey City's building department and knows his way around the JC codes. He even does work for the city, so he knows people in the building department. I'll PM you his contact info.
