Thank you for the information and can definitely see what you mean in terms of more affordable in Sac. Seems you can get a really nice place in Sac in the 300s as well as a lot of options for duplexs. I did find a few property's here in Brentwood, CA (very high market) for 375k (below market). Its a very small place and may need some small work done to it. I still need to run the numbers but its in the heart of downtown and seems to be a good investment. It may get picked up here soon though. 

I'm not opposed to Sac at all. The major change would be the commute. Right now my commute is 5 minutes and it would go up to about 1HR & 10 mins haha. So thats an Increase in gas and wear and tear on my vehcile I also need to factor in.

I work with buyers all the time in those areas. You may want to consider Pittsburg also. I helped a couple of people with duplexes in that price range earlier this year.

 No lender yet. In which areas did you sell the duplexs? Looking at the market right now, decent duplexs in decent areas seem to be more in Sacremento or modesto with a lot of Duplexs and triplexs to offer. It doesnt seem Contra Costa has very many to offer based on my research. I have definitely not counted out Pittsburg.

You mentioned "in the 400s", you need actual NUMBERS. Finding cash-flow in California could be difficult if not impossible but finding a value add deal isn't. I'd be looking for distressed and off market deals. Narrow down the search, find a niche property type, and go after it. 

If I was in you market I'd be very concerned about protecting my assets. I'm sure you already know that coastal cities can be hit the hardest if the market dips. 2020 has been a wild ride. I would avoid a bidding war or paying over list price. Good luck man. 

 Thank you!! I will check out all the resources. You right I dont have exact numbers as I haven't talked to a lender yet. There are some properties here that are below market but need some work done to them.

Hello all. Well at title suggests Me and my Fiance are looking to buy our first property here in the Bay Area . Are plan is still live in for 2-3 years with hopes of renting it out and buying something else. After the first rental property we hope to eventually get more a long the way and build our portfolio.  Does this sound like a good plan? 

The market we are looking in is Antioch, Brentwood, Oakley. Unfortunately are price range right now is in the 400s which is kind of hard to come by right now in this area but we may settle for something that needs upgrades and it'll be a starter home. 

Does anyone have experience in this area buying real estate and is this a good plan to go about investing? I've also considered house hacking by buying a Duplex but there is very few options in this area. I would have to look in Sacremento or Modesto which would be an 1hr+ commute for me.
