Hello All,

I need a few suggestions for a few fair priced plumbing and HVAC contractors in the Atlanta area who can come out and give me an official estimate ASAP. This is a fix and flip for a 1700 sq ft home with two bathrooms. The home needs a full re-plumbing and the HVAC ducts need to be replaced. The home was built in 1953 and the pipes are galvanized but they don't appear to be in terrible shape, so I'd rather not replace them with PEX if it's not necessary. It would be a great help if the community can help me with the following:

1. Finding a fair priced plumber and HVAC contractor

2. Giving me a ball park price of the cost to replace the plumbing and HVAC ducts

3. Let me know what the requirements are for replacing galvanized pipes in Georgia (what am I required to do by law etc.)

@Cara Lonsdale thank you for your response. I will think about this a bit more especially the legal ramifications, fines etc. I do have a few agents whom I am on good terms with and are willing to advise. Thanks again all for your guidance!

If the wholesaler contracts with the seller but the next day the seller gets an offer that is better from the MLS then what's to stop the seller from tearing up your contract. Yes you could legally go after them but what could you actually do to stop the sale, especially if you don't know the seller has a buyer on the side? If the property is sold behind your back then it appears as a wholesaler you could be out of luck.

In regards to wholesaling, when a purchase agreement is signed between the seller and wholesaler for a property that is on the MLS, what's to stop the seller from turning around and signing with another buyer? Because technically, since I would not be going through an agent, there is no way for me to mark the property as "under contract" on the MLS. How do other wholesalers deal with this? What steps can I take to prevent this?

Hello I am in the middle of a flip in the Atlanta area inside the perimeter and need to save some money to stay within budget (95-99k). We decided that breaking down a brick wall is the only way to get our floor plan the way we want it (4 bed and 2 full bath). However, breaking down the brick wall is quickly adding to our costs. Can any investors out there make a referral to a contractor(s) who can work within my budget or get close to it? See below.

Hello,

I am currently in the beginning stages of flipping a 1500 or so square foot single family property in the metro Atlanta area. The game plan is to renovate and add one extra bedroom and full bathroom (from a 3br/1.5bt to 4br/2.5bt), however this is my first flip and I need a professional to advise on the new floor plan for example where to put the extra bed and bath and advise on where the sink and toilet should go etc. Can anyone recommend an interior designer in the Atlanta area, preferably one who has experience working with investors and rehabs and who would work for a flat fee?

Hi Melanie, I think one investor already mentioned this below, but two of my biggest mistakes was not only overbidding for a property, but also not performing a home inspection. Fast forward months after closing, I came to find out I could have purchased the property for 10k below asking because of  issues stemming from code violations that I had to get repaired like wiring and HVAC issues; all of which would have been discovered during the home inspection.

@Costin I., yes there certainly is an issue with that retaining wall, good observation. A few years ago apparently a city pipe burst at the top of the slope and water came pouring into the back yard. This is probably why the wall is in such bad shape. The whole thing will need to be redone. (Not sure how much that is going to cost). I can't say for certain that another flooding issue won't happen again either. I wonder if I could create a swale at the bottom of the retaining wall to catch excess water and take it to the front of the house? In any case, if I can find a cheap solution to remedy for the retaining wall and water around foundation of the house that would be great. I've added more photos below depicting water retention after light rain. It's not too bad but it has been worse in the past.

Thank you for the insight Costin. I was just quoted roughly $2,500 to demolition and repave the concrete patio slab and thus I am still exploring alternative less expensive options and a swale or may be the way to go. Thanks again!
