Can someone explain to me what does 'no seasoning period' means?

So I have two properties that I came across and would like some input. I have not yet looked at both proprieties, however property 2 I have a viewing today. Will try to setup viewing for property 1 today if possible.  Thanks for all input.

Property 1. 

  • $30K list price plus closing costs
  • Title search already complete
  • 2 bedroom 2 bath
  • Vacant
  • Rental rate is $700/month
  • Taxes: $519.89/year
  • HOA is $183/month
  • Buy and Hold:
    • $1000 in repairs (clean and paint)
    • $275/month Net Operating Income
    • 11% Cap Rate

Property 2

24,900/price

2 bedroom 2 bath

deck/ balcony

vacant

rental $600-$700

HOA: $238

TAXES: ?

Needs TLC such as cleanup and paint

2 bedroom 2 bath, balcony off of family room and master bedroom. Fireplace in family room. Split bedroom floor plan.

Jeff,

Thanks I actually have about 85% of those questions from the owner just off the ad that was placed. The owner is getting an offer today which in his words "thinks its going to be a low-ball offer" . He asked me to call him this afternoon. Also I have an investor that I will be talking to this afternoon also that is going to give me some input. I appreciate the help , I will save those questions for future reference.

So I found a few properties this week and one of those properties is near me with a FSBO sign up. When I pulled the owners information up from the county website it has the owner listed as " a trust company".

In the first address line it has "FBO" followed by a name that has "IRA" at the end. My question is whom should I address this letter to?

example: FBO Kevin Gilliard IRA
