I have a 4 Bd 1 Ba house in Inglewood CA.  This is a wholesale deal cash only to a rehabber. Excellent op. Have it under contract and ready to sell ASAP. Reply here or PM me.

Post: are coaching programs even worth it?

So I have personally paid around 30K in coaching over the last 10 years. Some good some not so good. My last coaching program was the most meaningful as they personally coached you through the entire process. I had some success but canceled the program after some details fell through the cracks. Mentoring/Coaching is expensive; however, unless you have someone showing the ropes the odds are way against you. Yes there are those who make it and my hat off to them; however, the vast majority fall away.

This is a tough business and if you don't have all areas of the business covered from lead generation to closing the deal it's risky and could cost you way more then what a coach or mentor may charge.

I am on my own now and enjoy BP and all of the great info. Your key to success is leads, leads, leads...period. :) Find someone, a program, mentor who can teach how to consistently generate quality leads, along with everything else, you will be very successful!

In an earlier post I asked what marketing techniques others are doing in highly competitive markets. It seems to be a topic that most successful investors are not willing to openly discuss. For good reason, once they publicly reveal their technique’s they are splattered over the internet by the “gurus” who want to sell another training etc.

I have personally invested 20-30K in training courses of many types. Education is not cheap and I am willing to invest in myself and my business. There comes a time when the $ draw seems to outweigh the return.

Although I am NOT throwing in the towel, my frustration is I know it can be done but will only get marginal results doing what everyone else does. I have tried internet www.ehomzz.com, Adwords, Yellow notes, Post cards, etc.

Is there a successful investor out there who’s is willing to privately discuss what they are doing? I am very successful in my other job and have achieved this through honesty, integrity and respect for all who I do business with. I want to apply these principles in a new venture with a proven successful investor. PM me or publicly I want to discuss the possibilities.

I guess it's called trolling for advantage.

Yep. As hard as we work we do need to find the high quality team members who can contribute mutually to our cause! :)

So maybe it seems like a REDICULOUS topic; however, it is worthy of discussion to see if the possibility exist! We spend 10's of thousands of $ on the Gurus. Why not scale it back to a very small group of successful investors vs the entire community.

We are looking at other investment options and are pursuing slowly. I am also getting my RE license after 20 years of being around the business I'll be in the business.

Am still interested in working with other successful investors whether in CA, AZ, NV Southwest US areas.

Adwords, Yellow notes, Postcards, etc. I agree a lot of people are doing the same thing. That's the issue. Probably not a topic investors want to openly discuss as once they share their success it gets flooded into the investor community.

Not giving up but is there is a successful investor out there who is not in San Diego and wants to share their success your secret will be mine! I have no desire to ruin a good thing!

I have been wholesaling RE for over two years and have found the market has slowed way down or my marketing is no longer effective. I can close the deal if I get the leads...leads are sparse at best.

What are my peers doing in highly competitive markets like San Diego?? I NEED LEADS!! :)
