We like to see something reasonable, say 4 months. Our/most lenders guidelines really are not the issue. Appraisers generally speaking have a hard time giving ARVs to match market so soon. 

The appraisal wouldn't really dictate the entirety of the loan amount either (highest leverage) Do we have a lease that provides a large enough debt service ratio? If we do, then usually the full ARV can be met.

Many moving parts in a quick refi.

Yes, we exist. The common problem here is recent comps in the area. Most lenders will ask for the amount of rehab to justify the new ARV. The new appraisal will solidify the ARV amount.

Low LTV can offset the low credit in some cases. Depends on how much the property is worth for it to make sense.

Yes and no, for example we use a percentage of the STR to calculate DSCR. Other times if the property owner is new and there's no solid trailing 12 month, we can use market rent. All depends on how your lender looks at the whole picture.
