Hey Kevin, love the MTR niche, I work with a lot of clients who do exactly that and are seeing huge success! As an investor agent here in Columbus Ohio, my best advice is vetting your team members extremely careful and making sure it's with people who have your best interests at heart and aren't looking to use you as their next paycheck. Also, please make sure to use an investor agent because they've already set up the infrastructure in terms of having lenders, GCs, property managers, etc. In terms of looking for a lender, I can refer you over to my rockstar lender, she's amazing and will give you the best rates possible. I've cold called over 30+ mortgage lenders and found she's better than all of them. As a local investor and agent here in Columbus Ohio, let me know if you have any questions or want to connect

Hey Kevin, here in Columbus we see a ton of Californians coming into Ohio to invest! If MTR is your goal, try and look near Nationwide Children's Hospital. This is a large hospital that brings in traveling nurses. Also, OSU has a plethora of medical facilities all over Columbus, the biggest being Wexner Medical Center. I've seen investors on BP suggest a good way to gauge the demand is to call the HR department and see how many traveling nurses they bring in, though I haven't done this personally. Best of luck!
