Well. Some conventional loan can close within 2 weeks if their under writer stay on top of it

Yup. They are all off market deals. In this hot market you need to cash or hard money ready to go to get the real deal searching for local wholesaler and establish yourself in the market. The right deal will come

I have a blast year. Going from 4 rental units free and clear hitting the 16 units free and clear by the end of 2018 .   I have flipped over 15 house this year . Now have 5 flips going on .   Def a life changing year.   Just realize how great the real estate is . Making money quicker and faster along the way you are having more money to play. Longer you are into the business, more quality people you meet.  Your net worth is equal to network . That’s def a true statement. It is a fact. I would personally take some loss in order to build relationship.  Making over half million dollar pure profit from real estate plus 12 units free and clear properties to my Profolio is not a bad year.  Not bad as a 27 year old boy lol.

@Maria G. I think @Jay Hinrichs said about the insert blind that built inside of glass.  well, depends on what type of rental you have.  I personally would put just $4-$5 blind from home depot and get it going. tell the tenant upfront that blinds are not included. if they broke. it is on tenant. in turn over, just replace them all again. they are cheap. you can replace everything for $20-$40 depending on the number of windows in the house.

I am working on 5 flips at the time. additionally, just bought one single family rental , a nice brrr project. Purchase price 52k and rehab 5k . ARV 100k with monly rental $1000

also one 4 plex rental .  1 bed one bath each units with its own car port.

purchase price 85K rehab 7k ARV is 220k . monthly rent will be $2800 a month when I stabilized. home run deal ..

awesome deal. you make your money when u buy.   you have to buy under 70% off market value to survive in this possible downturn market

There is no way around it.  . but honestly I would rather paying much more tax because that means I make lots of profits resulting in the high tax
