Any long time investors out here who decided to become a real estate licensee?

Advantages you get in training are a given; but what are other advantages to being a licensed investor do you have right now vs not having one before.  

PS I'm also not referring to those who were realtors first before they started investing.

There’s an empty lot by one of my properties that has a bunch of crap on it and it keeps getting broken into and the alarm goes off at all times of the night and disturbs the people in the neighborhood. The owners refuse to do anything and the cops say they can’t.

Another property that's bank owned and has a bunch of crap on it and people squatting in it who are of course very suspect in their activities. Cops have been there multiple times and again say they can’t do anything?

Is there anything I can do to get these disturbances eliminated?

Always been an early riser but I don't shy away from burning the midnight oil either.

I own 45 units and manage them myself. While having the apps is great, owners still have to put in a lot of time to manage them. This startup tenant management company that can do all the tenant screening, background checks, rent collection and does vacant unit advertising too. They also have a dedicated number for my tenants to call for any issues, giving me a layer of insulation from being too accessible to them.

This makes most sense to owners who work full time jobs, has over 4 units to manage and do not want to pay for a full-service property manager.
