I have not used investor carrot but in general a good web host can do everything you need. Using Google for business email is great and is totally independent of anything related to hosting. Once your website is live then you can setup your Google email. Forget about DNS and FTP - those are more like functionality/technical features that the host will get all squared away.

Just did a 30 here in North Texas for $500 for one month. Only filled it once. It was $100 per month thereafter and +$400 for each roll away.
Can you provide any more details on what the "interior, $1200" was for?

Allow pets, perhaps. Just charge per rent and/or more deposit to mitigate risk.

I hope you didn't give this person your social security number. You may want to look into identity theft protection also since it sounds like you did give some personal information thinking they were legit.

I don't have any advice but I do have some questions if you don't mind. How do you handle the urgent and late night maintenance requests by yourself for that many properties? How frequent are those kinds of requests?

I've used LendingOne and they were excellent and great to work with. Closed in 7 days with appraisal for a fix and flip loan. Granted, I lived on my phone and email during those 7 days to make sure I could respond to their questions/requirements instantly. Every deal is different so yours may not close that fast but they are worth looking into.

Rob, check out LendingOne. I've used them before and they were excellent in every way. They don't check DTI, so don't worry about that. Of course the details of the deal need to look good and having nice cash flow is definitely one of them.
