I'm from Los Angeles, but I've taken several trips down to San Diego over the past year for vacation.  I've been staying in some AirBNB's to get a feel for the different areas.  All have been good experiences.  Now I figure I might as well get one of my own and use it when I'm there instead of renting them.  Single fam or duplexes would be ideal.

I understand there is some risk from regulations with STR's in California, and especially San Diego. So I'm interested in all your thoughts on a good area to start with STR, but still be able to convert to long term rentals in the future if needed.

What RTV can you expect or even hope to get on a newer construction?  It seems like nothing is coming close to 1% or even 0.8% near Austin

No Capex, maintenance, or vacancy budget? Cash flow will be more negative than what you're showing

@Justin Gottuso - I'm invested in Columbus also.  I'm glad you're happy with your decision to move out of California.  Whenever I am looking at out of state properties, I often think I should get out of here too.  But I've never lived anywhere but Southern California, so I don't really know what I'm talking about, lol

I don't remember the order of questions- MD, 1 sfr in CA, 2 OOS- Ohio, Florida (mfr).  Some syndications.  But right now, I'm using my stash that I had set aside for my next deal to get into the stock market.

I have a 4 unit in Columbus, OH.  My current property management company is quitting the business.. I'm looking to see who any of you on BP are using.. and to see if you're happy with them and would recommend.  The property is near OSU.

@Account Closed - it's confusing, because you are saying the duplex (the one you are saying is not covering your expenses?) is cash flowing $700 / month ?

@Gary L Wallman - what company do you use in Ohio for your umbrella?  It's also the same company as you're using for your rentals?
