Quote from @Erik Estrada:

There's really no way around this. Building trust over the phone is very difficult. Think about it, if you were called by someone that was interested in selling your property you sold two years ago, they automatically know it is a cold call.

You could build SOME credibility by saying Hi my name is blank from blank company located in blank. The reason for my call is to ask you what your real estate goals are in the next few years.

From there you can structure it as you wish. Either they want to sell to invest, sell to save on their monthly payments, or sell to upgrade.

No one sells their house just to sell their house. There has to be a reason.

Hey Adam, I wouldn’t get too bent over this. If they wanted to sell they wouldn’t care about the information. Classify it as a unmotivated seller and move on. If you still want to pursue it. I would just apologize and let them know that most of the time it’s accurate but every now and then you come across incorrect info.

@Randall E Collins best way to do it is go on Facebook investor groups join and post the deal on there and also put an ad in on Craigslist! Good luck!

Hi, I’m trying to find the best title companies in TN. I’m located in middle TN near Nashville but I found a deal in Knoxville and they told me there will be a no assignment clause if we get this under contract. So now I’m looking for a title company in TN that does double closes and also assignments. Any advice would help!

Thanks!

Kevin
