Hey BP Community, 

I have a dilapidated home down the street from my current property in GA (Georgia). Over the past few weeks I spent several hours searching for the homeowner and talking to neighbors, but nobody has any information on her. The only thing I was able to get was that she has been in a nursing home of sorts over the past year and the lender foreclosed on her home. She only owed 5-15k on it and it has been 12-14 months since she was removed from the property. 

Public records show it is still listed in her name, but it is 100% in the foreclosure process (lender paid the property taxes last). How would I go about purchasing the property from the bank in the middle of the foreclosure process or is the only option to wait until foreclosure auctions come back online? The lender is Select Portfolio Servicing if that helps any.

Hey @Andrea Kendall, I just purchased my first rental and it is on the other side of town from the hospital so at the moment I have veered away from doing the travel nursing thing. Looking at more long term for this one. However, my second house I am looking to get now is two blocks away from the hospital. If I end up getting it that will definitely be my goal! @Chris Allen and @Justin Jefferson you all have been super helpful with your insight and questions on this. Will definitely revisit this thread once I get my next rental that is more suited for traveling nurses.

Hi BP community, 

I am about to go (hopefully) under contract on a duplex in GA with a tenant in each side of the property. Both tenants will be there on the closing date (one is month to month and will be given 60 day notice to vacate), but the current seller wants to take a few hundred dollars out of the security deposit for some late rent on the month to month tenant. Under GA law is this allowed if the seller is not seeing the tenants stay to through the end? How do I go about inheriting the rest of the security deposit and other tenants full security deposit?

This is going to be my first property (again, hopefully).

Hi @diane S. have you had GSs willing to do a free walk-thru in giving you an estimate on a potential property in your experience?

I am currently living in San Diego, CA looking to invest in Georgia (where I am originally from) with a general contractor lined up ready to go. He offered to do a walk-through on any house I am serious about prior to purchasing. So, the question I am throwing out to everyone is what is a reasonable amount to pay a GC for an hour of their time to assess a home and come up with an estimate on repairs?
