Hello BP, What are some tips and some knowledge to past down to someone looking to get started in real estate?

I am currently reading a few books on real estate and analyzing properties on my spare time. I would like to buy my first property by the end of this year of 2019. I'm currently looking for a multifamily property in south jersey and house hack the property out to provide income while living in the property. I honestly am looking for people in the area I can gain some knowledge from, as in just becoming friends and maybe allow me to get to see how other people manage properties.  if anyone is available in the area, we can grab some coffee to meet up and talk.

To add on to the post I will be checking out local REI meetups when I feel more financially comfortable.

@Francisco Galvan I would look in to getting a property via an FHA Loan so 3.5% down on property price and learn to house hack. Rent the other units out and maybe even the rooms in your own unit to family or friends. Be very strict on rent money dates. Charge a fee for lateness and be very strict on the rules you set on your property. At the end of the day, it is YOUR property and TLC is your priority.
